Hope you have a wonderful Valentine’s Day! January has been a very busy month. The market is on fire. Very exciting news for my clients! Since the last newsletter, I helped a wonderful family buy a $1.45M Milpitas Single Family home, another buy a $1.5M Willow Glen Single Family home today, and another couple got into contract on a beautiful Single Family Home in Newark on Wednesday listed at $850k. How is the market doing?
Inventory has picked up which is fantastic as 0.8 months in January is excruciating low. We are still at a very low figure of 1.4 months of inventory. However, every property priced at market value will sell with multiple offers after one weekend. On average, I see San Mateo and Santa Clara County homes sell between 2–7 offers. East Bay is much more intense. One property sold with 48 offers and over 200 people that came through in one open house weekend! Incredible. Prices year over year has had an increase but you can see midway through February, we will be at all time record highs. I believe the figures should come back down slightly, but if it stays this way, get ready for a wild Spring with tremendous price increases. Get in before the Spring season if you are on the fence!

Mortgage rates drop by 0.21% since last month
Interest rates have dropped further from the previous months. If you have been holding off of considering to refinance, now is a great time to do so. There are many no cost options available. Feel free to reach out and I’m happy to introduce you to my preferred lenders.

Apple leases Triangle Building in San Jose
In late January, Apple has leased all of the 86,000 square foot office building in West San Jose. Based off of their average footprint, this should bring about 570 people employees to this location.
